Examples include how does the 10 year ROI % change if I do Short Term Rentals versus a Long Term lease. Is beach town A less seasonal than beach town B. Location Comparison

This comparison will evaluate rental metrics for different locations under consideration for your investment. Metrics to be evaluated include vacancy rate, revenue per time, seasonality index, as well as qualitative factors like access to transit, safety, etc. Whether you have a specific region in mind, and are looking to find a specific town to target, or are more open to multiple regions and want to compare a Massachusetts beach town to a Maine beach town, MRG is here to help drive that comparison to help make the best informed decision.

Property Type Comparison

Beyond location, you may be looking to compare property types, and understand the financial benefits and risks of different property types. Perhaps you want to juxtapose a single family home to a condo, to see if, for example, investing in a property far from home is justified given the management fees for a condo. Or maybe you want to compare Average Daily Rate differences in a given town, for 5 bedroom houses versus 3 bedroom houses, to see if the ROI % is better for one versus the other. Another example would be comparing the financial metrics for property type based on amenities, comparing a property on a ski mountain that is ski on ski off, versus one that is at the bottom of the mountain but closer to the commercial district. MRG will compare any or all of these correlations per your interest.

Rental Method Comparison: Short Term vs Long Term

Once you have narrowed your interest to a more specific property type and location, now you may want to compare how to rent it. Some people may want to do short term rentals (AirBNB, VRBO, etc) to get as much income as possible, but leave a few weeks on the side for themselves to enjoy the property. Others may want a property for pure investment purposes, and want to compare how to maximize revenue in flows in short term versus long term rental arrangements. Beyond the financials of the comparison, the work and time to rent associated for both arrangements types will be included, to provide context on time and value for your efforts.

Renovation Value Comparison

In this comparison, once you have narrowed down your property type and location, analysis will be conducted justifying paying for a renovation to your property post purchase, before you start renting. This comparison will include financial metric comps for pre-renovation versus post-renovation rental revenue values. Additionally, stemming from the Pro Forma, a "Years-to-BreakEven" value will be defined, giving financial context to the decision to renovate, or not. MRG will help quantify the paths of these various decisions so you can make one that is most comfortable and yet lucrative for your investment.
