Sensitivity Study
MRG will conduct a sensitivity study to understand the strengths and vulnerabilities within the development plan and thus its financial feasibility. A component of the study will be the creation of a matrix of variables, variables deemed critical by MRG, but also any of your interest.

Matrix
​ This Sensitivity matrix will allow for examination of possible outcomes of your project. By modeling different scenarios—like changes in rents, construction costs, or financing terms—you can identify risks, test assumptions, and make more informed investment decisions before committing significant capital. The Sensitivity matrix will be useful during development and the holding period of ownership post-stabilization.

Highlight Key Variables to Control
The study will highlight the variables of your project that can most acutely affect the outcome of your project. Knowledge of these down-selected variables will allow you to focus finances and operations to optimize those specific variables.

Observations
The result of the Sensitivity study will be to define observations and help draw conclusions about the results. This will allow you to narrow the scope of what to concentrate on during the development and construction phases.
